A blue-chip global asset management firm was being held back by outdated reporting and storage software, with hundreds of appraisal reports warehoused inside an antiquated email system and reporting platform. The client wanted a centralized, cloud-based solution to store and track its valuation process and associated documents so different users could manage and monitor workflows. The goal was to create more robust reporting capabilities to bring transparency, accountability and auditability to the valuation process.
The firm partnered with SitusAMC to build a customized instance of the Valuation Management System (VMS) to capture the appraisal and review process and store crucial data. SitusAMC customized its system to provide an executive summary that combines all valuation and property-specific data and aggregates it to produce actionable analytics in real time.
Soon after installation, the client recognized significant improvement to its valuation process. Between 500 and 800 properties undergo a quarterly valuation process, and asset managers have complete transparency into their status and performance. The new system provides speed, accuracy and efficiency. Users can access tables of reports and slice and dice the data, including return metrics, cap rates, growth rates, etc., to yield key performance information against benchmarks and make property-level comparisons. The system eliminates manual data entry, freeing up asset managers to focus on trends, analytics and the primary drivers of value change. In addition, by reducing the need for manual-data entry, the system standardizes definitions and eliminates individual interpretations on data points. The system also provides superior visibility into workflows and drives accountability by tracking milestones along the valuation process and generating notifications when action is required on the next step.
